On booking and attendance

People want to know who arrives and when. A European Technical technician, directly employed, arrives in the slot you chose, and you get a name before the visit. Emergencies are triaged on the phone and dispatched same day. If we are running late, you hear it from us before the slot passes, not after. For access, someone over 18 needs to be present, or you can arrange key handover with our office. Animals should be secured, and the technician will need the DB board and water tank locations.

On payments and paperwork

We invoice after completion, not before, and we accept payment by card or transfer. Every job closes with a written job sheet listing readings, parts fitted and work done. Keep those sheets. If you sell the villa, claim on a warranty or dispute something with a developer, they are your evidence. Contract customers receive an annual summary of all visits, useful for landlord accounts and for spotting which system is heading for replacement before it chooses August to prove it.

On tenancy and landlord situations

Tenants book us directly and we invoice them personally, or we invoice a landlord or property manager with their approval. Reports are written so a third party can act on them: what was found, what was measured, what we recommend and what it costs. Many tenants use us for the triage report first, then let the landlord approve the repair. Either way, the diagnosis is documented and the decision is yours to make with real numbers in front of you.

On warranties and follow-up

Work we carry out is covered against failure of our workmanship, and we return to correct it free of charge if it does. Parts carry the manufacturer's own warranty, which we register and pass to you. Where a fault is likely to recur, for example aged flexi hoses, we say so and list the rest for planned replacement. A repair that lasts until the same month next year is not a repair. Our job sheets tell you what to expect and when to expect it.

Do you work weekends?

Yes. Standard bookings run Saturday and Sunday as well as weekdays, because faults do not respect office hours. Emergency dispatch operates beyond that, triaged by phone. When you call +971 50 168 5444 you will always get a real triage, not an answering machine promising a callback.

Can you work in a property I do not live in?

Yes. We work in vacant villas, tenanted properties and holiday homes. You can attend by video call during the visit or receive the full written report with photographs afterwards. Access arrangements are agreed in advance so the technician can get in, test and lock up.

How do I know the work was necessary?

Because we show you the reading. A low temperature split, a dropping pressure test, a tripping breaker on test: the measurement is on your job sheet. We also separate must-do from could-wait work in every quote, so nothing gets done on your property that you have not seen justified in writing.
