A European Technical AMC sets a fixed number of planned visits a year. AC servicing at manufacturer intervals, including coil cleaning, gas pressure checks and drain flushing. Plumbing inspection covering water heaters, visible pipework, pumps and drainage. Electrical inspection of the DB board and circuits. You get a written condition report after every visit, with readings recorded. Minor adjustments during visits are included. Anything beyond that is quoted before work starts, at a contract discount.
Honesty here saves arguments later. Contracts do not cover major failures such as a failed compressor, a burst pipe inside a wall, or rewiring. Those are quoted separately, though contract holders get reduced rates and priority scheduling. A contract is prevention and early detection, not insurance against every event. If a part is genuinely beyond servicing, we say so and quote replacement. We never dress up a repair as maintenance to protect the contract price.
A dirty condenser coil makes a compressor work harder. In Dubai summer that means higher DEWA bills and shorter compressor life. Cleaning costs a fraction of compressor replacement, which runs into thousands of dirhams plus a hot house for days. A water heater flushed annually lasts years longer than one left to scale up and leak. Contract holders see these numbers in their reports. Prevention is the cheapest work we do, and the contract price is built around that fact.
We plan your visits before summer and before winter, when load changes stress different systems. You choose the dates. The same technician attends where possible, because familiarity with your villa speeds up every inspection. Between visits, contract holders call one number for anything urgent and get priority dispatch. Records build year on year, so trends like a slowly dropping gas pressure get caught at visit three instead of becoming a failure in August.

Yes. Contracts run annually and can be cancelled with written notice. We refund any unspent portion on a pro rata basis. We would rather keep customers with good work than small print, and most of our renewals come from homes we have kept out of trouble all year.
Usually yes, but smaller. Even a one-bedroom apartment has an AC that needs cleaning and a water heater that needs checking. We scale the visit frequency and scope to the property, so the price scales down with it. Ask us for a survey and we will size it honestly.
